A boutique Auckland agency, deliberately small, built by someone who has spent a decade watching how property gets sold and deciding to do it differently.

Who you'll deal with

Two people, both of whom have been around this long enough. You will always know which one you are talking to.

Andrew does the appraisal, the campaign, the open homes and the negotiation, and writes to you every week. Michael runs the office: the bookings, the paperwork, the trades, the reports and the hundred small things that otherwise land on a vendor's list. Michael handles the administration of a sale and does not give agency advice.

Kingdom Realty was built on a simple observation: the part of a sale that decides the price is the part most people never see.

Not the sign, not the photos, not the open home. The pricing call made before the campaign starts. The way an offer is handled in the four hours after it arrives. Whether the agent actually knows what the buyer on the other end can afford and what else they are looking at. Those decisions move a number by tens of thousands of dollars, and most vendors are asked to trust them without ever being shown the reasoning.

Andrew Metsa has spent ten years in property across New Zealand and Australia, most of it on the development side, running release campaigns for the people who build homes. That work is unforgiving in a specific way: forty homes can go to market on a single weekend, there is no second chance at the launch, and the research has to be right before a single thing is printed. Get the pricing wrong on a release and you do not lose one sale, you lose the campaign. The most recent was ten homes and thirty five million dollars of stock, priced and taken to market in a single launch. Before New Zealand, apartment releases in Australia.

That is the discipline behind a single house here. The same comparable analysis, the same pre-launch preparation, the same refusal to guess at a number and hope the market corrects it. It is a heavier process than one property strictly requires, which is exactly why Kingdom takes a small number at a time rather than as many as it can carry.

He still markets new developments for the people who build them, and that work sits alongside residential sales rather than instead of it. You are told this openly rather than finding it out later.

The thing most people have actually experienced is an agent telling them what they wanted to hear. A number high enough to win the listing, then six weeks of being talked down from it. We will not do that. You get the real figure at the appraisal, with the sales it rests on, even when it is not the figure you were hoping for and even when it costs us the listing. Everything else about this business follows from that one decision.

The number has to have evidence behind it

An appraisal is our opinion of the likely range, and you get it in writing with the sales it rests on. If we cannot show you why, we have not done the work. We will not quote a price to win a listing and then spend six weeks conditioning you down to what it was always worth.

You hear it the day it happens

Every offer in writing, every week a report, every buyer conversation accounted for. Good news and bad news travel at the same speed. A vendor who is surprised at the end of a campaign has been managed rather than represented.

We are never on both sides

Working with buyers as well is an asset to your sale, not a divided loyalty. The same person is never in the middle of your deal, and no fee is ever taken from both sides of one transaction. How the buyer side helps you sell is here.
